Questions to Ask When Touring Senior Living Communities
Senior living tours are sales presentations. The community wants you to choose them — which means what they volunteer is curated. The questions you ask are what reveal the real picture. Here's what to ask, and why it matters.
Before You Tour: Do This First
Look up the community's state inspection history. Every licensed senior care facility is inspected by state regulators, and those reports are usually public. A pattern of repeated violations — particularly around staffing, medication errors, or resident dignity — is a serious red flag regardless of how nice the lobby looks.
Then tour in the late morning or at mealtime. You'll see staff interactions, food quality, and resident engagement at their most natural.
Staffing & Care
What is the staff-to-resident ratio during the day? In the evenings? On weekends?
Do you have consistent staff assignments, or do residents see different caregivers each day?
What training do your caregivers receive? Is memory care staff certified?
How do you handle medical emergencies? Is there a nurse on site 24/7?
What is your staff turnover rate? (High turnover is a significant quality signal.)
Costs & Contracts
What is included in the base monthly fee, and what is charged separately?
How are care levels assessed, and how does that affect my monthly cost?
How much have rates increased in the past 3 years? What is the typical annual increase?
What is the notice period required to move out? What is the refund policy?
Are there any community fees or move-in fees?
Daily Life & Activities
Can I see the activities calendar for last month?
What does a typical Tuesday look like for a resident?
How does the community handle residents who prefer quiet time or are introverted?
Is there outdoor space? Can residents go outside independently?
What dining options are available? Can I see the menu and try a meal?
Quality & Reputation
Have there been any state licensing violations in the past 2 years? May I see the inspection reports?
What is your current occupancy rate? (Low occupancy can indicate issues.)
How long have the executive director and director of nursing been in their roles?
Can you connect me with current family members I can speak with?
What is your process for resolving family concerns or complaints?
Health Transitions
At what point would my loved one need to leave this community?
Do you partner with home health agencies for additional in-room care?
If my loved one is hospitalized, is their room held? For how long?
Do you have an on-site memory care unit if needs progress?
What to Observe (Beyond the Questions)
- Do staff greet residents by name in the hallways?
- Are residents engaged and active, or sitting alone in common areas?
- Does the community smell clean? (Odor is a meaningful quality signal.)
- How does the sales director respond when you ask hard questions — defensive or transparent?
- What do residents say when you ask them directly what they like or would change?
